"To touch and feel"
Physical, often highly detailed and impressive models, were the "high-tech" of that time. It was difficult to get more three-dimensional than that. The best models provided a realistic sense of what the project would look like; the buildings, surroundings, terrain with any height differences, and so on.
Then it was just a matter of placing the model correctly in relation to the north-south direction, and voilà, one could easily imagine how the sunlight would be. Potential customers could literally point out and touch their future dream home.
What has changed?

Although many still believe that the physical prospect belongs, as a part of the "package," marketing in practice has become close to 100% digital. Customers can "flip up" the project at any time - on mobile, desktop, and other devices.

It's rather the composition that catches the eye - not whether the resolution is 4K or 8K.
