Effective marketing in challenging times

The numerous interest rate hikes over the past year have undoubtedly had a cooling effect on the real estate market. However, the need for new homes remains. We spoke with one of our partners to hear how they are working to achieve results. Read her tips below!

Strong Interest Despite a Challenging Market

Jessica Dilling is an experienced real estate agent at Eiendomsmegler 1 Nybygg. She views the market situation as unique but intriguing.

"It's an interesting dynamic," says Dilling. "We're noticing significant interest from potential buyers, and they're showing strong curiosity. However, we're also seeing signs of concern due to rising interest rates. This has begun to impact the purchasing power of buyers, although it hasn't yet led to a decline in housing prices. Each interested party requires more persuasion and effort to complete a housing transaction."

One cause for concern is the uncertain supply of new homes beyond the fall. Building costs remain high, and many projects are facing challenges in making the project financially viable.

Despite a significant number of homes being completed that were sold a few years ago, we are witnessing a decline in new construction starts as many projects have not sold enough units. Several projects are also experiencing delayed launches. This could lead to a shortage of homes on the market in a year or two.

We have to sell a lifestyle

To ensure the marketing and sale of their projects, Dilling and her colleagues at Eiendomsmegler 1 have made several strategic moves. One of them is to intensify advertising focusing on lifestyle.

- We understand that it's no longer enough to sell a home; we must sell a lifestyle, explains Dilling. This is a trend that applies across all industries, and we have tailored our marketing accordingly. Our campaigns and advertisements are carefully crafted to convey the unique lifestyle that each property represents.

To support our marketing efforts, we have a valuable partnership with Properti. It's an impressive and user-friendly marketing and sales platform for our real estate projects.

Faster Sales with a Solid Website and Consistent Advertising

Dilling is convinced that marketing works. In challenging times, a solid marketing package is more important than ever. It's not enough to just "sell on finn.no."

- Our marketing efforts have had a significant impact on both us and our clients, says Dilling. We see that projects with a solid website featuring inspiring images and relevant content, along with consistent advertising in digital channels, achieve faster sales. This is because we attract more visitors to the viewings and get them engaged in the projects.

- Our marketing efforts have helped us meet the challenging market and maintain our position as a reliable player in the real estate industry, concludes Dilling, satisfied.

Dilling's three tips for real estate sales in challenging times:

  1. Understand which lifestyle appeals to the target audience and "sell" this.

  2. Create a solid website with inspiring images and relevant content.

  3. Consistent advertising in digital channels.
